Situation
Our client, a commercial drainage & water-collection contractor, was looking for a quality manufacturing facility in Houston to serve as its headquarters and primary assembly facility. The client specified a facility that was easy to get to for employees, but that also met the strict guidelines of cost, a short term lease, a quick move, and sufficient capacity to handle their operations. Given the weight of the products assembled (in excess of 40,000 lbs), it was imperative to find a facility that was structurally sound with a crane capacity large enough to handle the weight of the materials.
Houston, being an oil an gas stronghold, had a limited supply of such opportunities available due to the increase in demand from a strong energy sector. The cost of purchasing a crane was elevated as well due to the increase in steel prices at the time of the search.
Strategy
Using existing insights on the current market and prices, the team advised the client to focus in on areas with high-density manufacturing nearby major thoroughfares on the north-side of town, near the employee base. Park Realty emphasized the need to find buildings with existing cranes to meet our goals of low cost, short-term, and sufficient capacity.
Results
After searching through in excess of 30 building variations/options, the team was able to execute on signing a lease that met all pre-requisites for our client. The facility included four bridge cranes, two 25-Ton and two 15-Ton, and provided the client with a short-term option for continued growth in the future with abated rent and turnkey improvements in the office and warehouse.
